Garage Door Track Repair
Tracks set plumb and parallel, brackets tightened into solid framing, and the rollers checked so the door travels without binding.
The two vertical tracks and the curved and horizontal sections above them are the rails the door rides on, and they have to stay parallel, plumb and a set distance from the door edge. When a track is bent, loose on the jamb or out of alignment, the rollers bind, the door rubs and grinds at the same spot every trip, and eventually a roller pops out and the door goes off track.
We check plumb and spacing with a level and a tape, find the point where the track was bent or pulled, and decide what it takes. A light bend can be straightened; a kinked or heavily rusted track is replaced, because forcing a door through bad track damages rollers and hinges. We then re-anchor the brackets to solid framing, set the track gap, and run the door through full cycles.
Signs the Track Is Out of Line
- The door catches or grinds at the same spot each trip
- A visible dent, kink or gap in a track
- A track pulling away from the jamb or ceiling
- Rust and pitting along the lower track
- Rollers popping out of the track
- The door rubs the track or scrapes the frame
Rusted Brackets and Track Bolts
The lowest foot of each vertical track sits at floor level, where rain blown under the door, wash-down water and standing water collect, and where sea-spray salt does its slow work. Zinc coatings lose out to chlorides, so the lower track and its bracket bolts show rust long before the rest of the system. After flooding we look at the bottom brackets and the floor line first. When a lower section is too pitted to hold alignment, we replace it with galvanized track rather than patch it.
How We Handle It
Measure the track
Plumb, level, spacing and the gap to the door are measured to find where the track left true.
Straighten or replace
Light bends are straightened; kinked or rusted sections are replaced with matching track.
Re-anchor the brackets
Jamb and ceiling brackets are secured to solid framing with the right fasteners, and the track gap is set.
Cycle and test
The door is run through full travel until the rollers ride free and the balance holds.
