Atlantic Beach is the north end of the strip we work most, about two miles from our office, and it grew out of Henry Flagler's railroad: a depot around 1900 and the Continental Hotel in 1901. It was incorporated in 1925, annexed the Seminole Beach area in 1987, and is now a mostly built-out residential city with the Intracoastal on one side and the ocean on the other.
Atlantic Beach houses range from 1920s cottages to brand-new infill. Saltair has 379 homes built from 1924 to 2021 with a median living area near 1,826 square feet, while Royal Palms has 301 compact homes from 1960 to 2024. Atlantic Beach Country Club replaced the old Selva Marina course in 2014 with 178 newer homes, and Selva Lakes and Selva Linkside are enclaves from the late 1980s and 1990s. That spread gives three kinds of garage: narrow openings in the cottages, standard doors in the mid-century blocks, and wide, heavy doors in the newer homes. Tide Views Preserve runs along the Intracoastal Waterway on the west side, so tidal air reaches that side of town as well as the oceanfront.

From our office, Atlantic Beach is a two-mile run north, and the crew goes in knowing what the Intracoastal side does to hardware: tidal air and humid garages. We expect the oldest openings near the center of town and the widest doors in the newer homes around the country club. The city's Building Division works from 800 Seminole Road, and we point customers there for anything that needs a permit.
